Do I still need title insurance if the search comes back clean?

Yes. A title search finds recorded problems, but an owner's title policy protects you against hidden defects a search cannot catch, like forgery, unknown heirs or filing errors. It's a one time cost at closing.

Who picks the title company, the buyer or the seller?

In Florida it's negotiable and set in the contract. A buyer can request Imperial Title of Florida even when the seller normally chooses. Ask your agent to name us in the offer.

What is escrow, and who holds my money?

Escrow is a neutral account we control until every condition of the sale is met. Imperial Title holds the deposit and closing funds, then disburses them only when the deal is ready to record.
